Hale Mahaolu is a private, nonprofit housing corporation that owns and/or manages low- and moderate-income housing units for families, elderly, and/or disabled people. This Housing Manager position is full-time salaried exempt. The normal work schedule is Monday through Friday from 8:00 a.m. to 4:30 p.m. Benefits include medical, drug, vision, dental, vacation, retirement plan and more.
Responsibilities During the initial start-up phase, the Housing Manager will lead and support the lease-up process, including the lottery and waitlist process, applicant screening for income and age eligibility, the completion and execution of documents in coordination with a certified real estate agent. This position will ensure all units are leased in compliance with applicable financial documents, management agreements, and regulatory agreements.
As part of the ongoing management oversight of the property, the Housing Manager ensures decent, safe, sanitary affordable housing opportunities for individuals and families while providing competent and timely direction and support to subordinate staff members to achieve occupancy, physical property and financial goals. The Housing Manager is responsible for the administrative operations of the site, including marketing to fill vacancies, managing tenant relations, and ensuring cost-effective and efficient facilities management. This position oversees the site’s human resources functions including recruitment, training, monitoring, and supervision of all employees for the property. Staffing size will eventually be a staff of 4 – 5 employees. The Housing Manager also plans and coordinates activities and events for residents, staff, and/or the community. As the Manager, this person must also notify and/or assist the Resident Manager with various aspects of the property’s operations and concerns on an as-needed basis.
Qualifications A minimum of a high school diploma or equivalent is required. At least 4 years of prior employee supervision required. Prior related experience in property Management or administrative work is required. Prior related experience with Low Income Housing Tax Credit compliance in Hawaii preferred. The candidate must demonstrate excellent communication skills, maintain a positive and respectful attitude, and represent the organization in a responsible and professional manner, including in stressful situations. An active real estate salesperson license is preferred. If the employee does not currently hold a real estate license, the employee must obtain the license as part of successfully completing the orientation period and as a condition of continued employment. Must possess a valid driver’s license and have reliable transportation for work-related travel.
Pay: $60,000.00 – $65,000.00 per year
