INTRODUCTION:
Connecticut Housing Partners [CHP] is a non-profit regional community developer in Fairfield County. CHP develops and manages affordable housing and engages residents and community leaders in neighborhood improvements and community programs. The organization includes the parent company Connecticut Housing Partners, Real Estate Masters and Wise Choice Realtors, LLC.
JOB SUMMARY:
CHP is looking to hire a Housing Development Project Coordinator to provide support to the CHP Real Estate Development Team. This position is characterized by a high degree of initiative, organization, interest and dedication to producing and preserving affordable housing and an ability to work with a diverse group of staff, community members, public and private partners and consultants. Collaboration with other departments at CHP is highly encouraged and expected. This individual must be a critical thinking self-starter who is well organized and is able to navigate and overcome obstacles to successfully complete deadline driven assignments. They will be expected to provide administrative support to the Real Estate Development team, assist with day-to-day tasks associated with active and pipeline projects and other associated lines of business. This position will also involve working independently on special projects as required. The Housing Development Project Coordinator will report directly to the Senior Development Manager and have the opportunity to gain hands-on experience in affordable housing development to grow within the organization and the industry.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Responsibilities include but are not limited to:
· Provide administrative support to the Vice President of Real Estate Development and CHP Real Estate Development (RED) Team.
· Develop and maintain strong client, vendor, and subcontractor relationships.
· Assist in strengthening the company’s real estate development infrastructure.
· Assist in research, sourcing, and feasibility analysis of new development projects.
· Assist in preparing financial feasibility, sources and uses budget, predevelopment budget, and funding plan in consultation with the RED team.
· Assist in maintaining project development schedules.
· Communicate with key community and political relationships, stakeholders, planning and zoning commissions necessary for support of successful project completion.
· Assist with management of development team to implement project (consultant, attorney, architect etc).
· Assist with obtaining necessary permits and approvals.
· Prepare all requisitions for construction subcontractor and vendor funding.
· Maintain Development project files and documents in accordance with HUD, LIHTC, DOH, DECD and CHFA requirements.
· Other tasks and projects assigned as needed to meet CHP goals and mission.
EXPERIENCE/QUALIFICATIONS:
Bachelor’s Degree in business, finance, economics, planning, public policyor related field.
Proactive and self-directed with strong time management skills.
Ability to work independently while contributing to a team environment.
Strong oral and written communication skills.
Superior interpersonal skills and ability to work well with staff at all levels.
Strong analytical and organizational skills with sound judgement and strong
attention to detail.
Strong problem-solving and decision-making skills.
The ability to overcome obstacles to meet deadlines.
Proficiency in Microsoft Office applications.
Must be thorough, accurate and efficient, high energy, comfortable performing multifaceted projects in conjunction with day-to-day activities.
Able to maintain a high level of confidentiality.
Job Type: Full-time
Pay: $50,004.67 – $60,220.68 per year

8 hour shift
